For Parents

No one knows your son or daughter more than you do. As a parent we know it matters where your student lives when away from home. At Echo 1055 we give your student the college experience they want and the academic environment to succeed whether in or out of the classroom. We get it-you didn’t live like this in college-but they will and they will love the positive environment, so they can experience their best college life!

24/7 On-Call Staff

With on-site professional management and maintenance, and on-call staff available 24/7, we're always here to address your student's needs. Reach out by phone, text us or submit an online work order with your secure portal and we will be right on it!
All our units are fully furnished to the tilt. Only thing you need to bring are the linens-(remember extra-long full-size beds at Echo 1055) and dishes. Of course, bring personal items and things of that nature to make it feel like home. You can do us and them a favor by giving them a crash course on using a dishwasher and how to do a load of laundry. All our units come with a full-size washer and dryer. That “Rebel Red” can turn “Rebel Pink” within a quick cycle.

Roommate Matching and Requests


Can students of the opposite gender share an apartment?

Yes, if all roommates give approval, and your guarantor is ok with it. Echo 1055 will not use roommate matching to match members of the opposite gender.

What happens if after I move in I don’t like the people in my apartment?

Should there be differences that simply cannot be worked out, residents are able to transfer, dependent on availability (a transfer fee applies, and the transfer fee will be required to pay the rental rate for the new bedroom).

How does free roommate matching work?

We make finding roommates easy. Just download and complete the roommate matching form. You can identify any friends you would like to room with or tell us your preferences in roommate; TV watching, noise level, study habits, music etc. and we’ll find you your next best friends. Alternately, if you do not wish to select your own roommates, we can place you in an apartment according to your choice of apartment size and your gender. When there is a vacant bedroom in an apartment, that room can be leased at any time at the discretion of Echo 1055. However, roommates placed by our management team will always meet the gender requirements of the current residents sharing that specific apartment.

Lease Term and Rental Installments


How long is the lease agreement?

The leases are just under a year. Rent can be paid in 12 equal installments or by semester.

Do you accept partial payments?

Unfortunately, we do not accept partial payments. If we do not receive your full rent payment, as outlined in your lease, a late charge will be automatically assessed.

Is there a security deposit or application fee?

There may or may not be a security deposit depending on your Credit Score and guarantor rating. There is a $50 application fee.

What do I pay before moving in?

Typically, residents pay all fees, deposits and the first rent installment before move-in day.

How do I pay the rent?

Rent is due on the 1st and is late after the 4th. You can pay online or bring your payment by the office during normal office hours. For your safety, we do not accept cash. Please arrange to make payments by personal check, money order or bank cashier’s check. A convenience fee will be applied to all online credit card rent payments. There’s a $50 late charge on the 5th and a $5 per day charge until the rent is paid in full. Rent paid after the 4th must be paid in certified funds.

Utilities and Parking


What utilities are included in my rent?

Electric, water, sewer, internet and garbage are all included in your rent. There is a built-in utility allowance for electricity. See lease for exact amount. There is an annual service fee of $60 for Conservice Utility Management which covers the cost of service for billing roommates for their portion of utility charges, making it easier for everyone.

Does Echo 1055 have internet?

Absolutely, it’s fast and it’s free. Every unit has high-speed broadband.

Is there assigned parking?

Echo 1055 will have garage parking and will be on a first come first serve basis. There will be limited guest parking and you’ll need to see the office for a “Guest Permit”.

What's included?


Do I need insurance?

Personal loss and damages are not covered under apartment lease agreements. We require you to purchase renter’s insurance, which is typically inexpensive.

Are pets allowed?

Yes, Echo 1055 is pet friendly and will also have a small dog park on-site. There are breed restriction and weight requirements. Please see office for details. There is a pet deposit and a reasonable pet rent.

What size are the beds?

They are Full Extra Long.

How will I receive my mail?

Mail is delivered by the US Postal Service to your mailbox. We do accept resident deliveries but do not sign for mail requiring it. Additionally, packages can be picked up in the clubhouse office during normal office and extended resident services hours.

Do I need to bring my own furniture?

Echo 1055 provides top quality furnishings throughout each suite and in your private bedroom. Each apartment is furnished with a refrigerator, stove with overhead microwave, dishwasher, disposal and washer and dryer. We recommend that you contact your roommates prior to moving-in to coordinate common area furnishings/luxuries, such as; televisions, stereos, shower curtain hooks & shower curtains, bath mats, trash cans, plates, silverware, cups, pots & pans, etc. For your own personal space, you will need to bring your bath and grooming products as well as towels, linens, pillows, and whatever else makes you feel at home. Our Community Ambassadors are a great resource for planning your move – don’t hesitate to call them with questions or simply to feel reassured about what you’ve already packed.
